Deposit-Free Renting
We now partner with OBLIGO (MyObligo.Com), a 3rd party company, to allow qualified Residents to skip paying a security deposit while still guaranteeing funds for the property and keeping the owner protected against damages.
Residents can fulfill their security requirements right from their phone or computer. There’s no need to go to the bank for a cashier’s check or money order.
Enjoy the financial flexibility to invest, save, or spend the deposit cash, which would otherwise be sitting in a Trust Account for years.
The Obligo option is not an invitation to leave the property in poor condition when you move out, or an insurance policy to pay for damages or missed rent…. You will need to reimburse Obligo for any claims made. However, you have the option to pay it back in installments.
After a new Resident is approved, the first person on the lease will receive an email from Obligo giving them an option to apply for the deposit-free option. If there are multiple persons on the lease, you can tell us who to put first.
The qualification process is easy… Most people will qualify by connecting one US bank account. Obligo will confirm a minimum balance has been maintained in the account for the past three months. (They will not make any charges to the account). You can also qualify with 2 cards (a debit and a credit card or 2 credit cards) plus a soft credit pull.
The fee for Obligo’s deposit-free option is a small monthly charge. It varies depending on the amount of the security requirement and the Resident’s projected ability to pay for any damages or missed rent at the end of their occupancy. The service fee is charged upfront for the first 12 months. After this it can continue monthly.
The maximum that Obligo will guarantee is usually 1.5 times the monthly rent amount. If your security deposit amount is greater than that, that extra will need to be paid separately by you.
